Air Barrier
Air barriers are critical components of a building envelope, preventing uncontrolled air
movement and moisture infiltration.
- Fluid Applied: A spray- or roller-applied liquid membrane that dries to form a continuous, seamless air and moisture barrier. Ideal for complex surfaces and
penetrations. - Sheet Applied: Pre-manufactured, self-adhered, or mechanically fastened membranes that create a reliable air and moisture barrier. Best for projects requiring immediate protection after installation.
Below-Grade Waterproofing
Below grade waterproofing is a protective system designed to prevent water and moisture from infiltrating structures located below ground level, such as basements, foundations, tunnels, and retaining walls. This critical component ensures the structural integrity and longevity of buildings while protecting interiors from water damage and mold.
- Fluid Applied: A liquid-based waterproofing material that creates a seamless barrier against moisture and groundwater intrusion. Ideal for complex geometries and penetrations.
- Sheet Applied: Pre-formed waterproofing membranes that provide a consistent thickness and robust protection against water infiltration. Often used in high-water table areas and commercial foundations.
Underslab Waterproofing Membrane: A specialized waterproofing system installed beneath concrete slabs to block groundwater, vapor intrusion, and contaminants. Often used in basements, tunnels, and other below-grade structures to prevent moisture damage and maintain a dry interior environment.
Vapor Intrusion Mitigation System (VIMS): A system designed to prevent harmful soil gases—such as radon, methane, and volatile organic compounds (VOCs)—from entering a building through its foundation. These systems typically include vapor barriers, venting layers, and passive or active depressurization methods to protect indoor air quality.
Blindside Waterproofing: A pre-applied waterproofing system installed before concrete is poured, typically against soil retention systems. This method ensures full adhesion to the concrete and provides superior protection in below-grade applications where traditional waterproofing is not accessible post-construction.
Expansion Joints & Joint Sealants
Expansion Joints are structural gaps in buildings, bridges, and concrete slabs designed to allow movement caused by thermal expansion, seismic activity, and settling. Expansion joints are sealed with elastomeric materials, metal covers, or compression seals to prevent water infiltration and maintain structural integrity.
Joint Sealants are flexible sealants (caulking) used to fill and protect expansion joints, control joints, and cracks in concrete and masonry. These sealants prevent water infiltration, accommodate movement, and provide long-lasting durability in various environmental conditions.
Traffic Coatings
High-performance protective coatings applied to concrete surfaces exposed to vehicle and pedestrian traffic. These coatings provide waterproofing, abrasion resistance, and protection from chemicals such as de-icing salts and automotive fluids. Commonly used on parking decks, pedestrian walkways, and balconies.
Hot Applied Membrane
A rubberized asphalt waterproofing system that is heated and applied as a liquid, forming a seamless and highly durable membrane. This method is commonly used on roofs, plazas, parking decks, and below-grade applications to provide long-term waterproofing protection.
Thru-Wall Flashing
A waterproofing component integrated into masonry walls to direct water away from the structure. Typically made of stainless steel, copper, or flexible membranes, thru-wall flashing ensures proper drainage and prevents water related damage inside the building. Properly installed thru-wall flashing is a must in masonry facades. Improperly detailed thru-wall flashing is a common cause of water leaks in masonry walls. Thru-wall flashing repair requires selected removal of the masonry.
Fire Stopping
A life-safety system used to seal penetrations in walls, floors, and ceilings, preventing the spread of fire, smoke, and toxic gases. Elevator Pit Leak Repairs & Restoration
A specialized waterproofing and repair service for elevator pits, which are vulnerable to groundwater infiltration. Methods include epoxy injection, crystalline waterproofing, and external membrane applications to ensure long-term protection against leaks and structural damage. Elevator Pits must be dry in order to pass state inspection. A common misconception is that the sump in an elevator pit is there for water leaks, however, elevator pit sumps are for flood events. Our leak repair and restoration service will provide an elevator pit that is dry and in a “like new” condition.
